Firstly... the Downstairs part of the house. The living room, as you can see in the photograph, is big enough to suit two, 3-seater settees plus two arm chairs, plus two chest of drawers, plus a television with still ample floor space left in the middle. The large window overlooks the backfield belonging to the property. |

The Kitchen, not fully fitted out at the moment due to one party wanting a modern fitted kitchen and the other wanting a typically old, French kitchen with free standing units. There is a source for finding these units. At the moment the walls are partly tiled. There is also a double pot, sink unit and draining board. There are also a few fitted wall and floor units. It has a nearly new double gas oven with 6 gas burners on top. This will be left. There is also an under worktop fridge and freezer which can be left. |

The Dining Room, this room has a wood burning fire that was fitted September 2007. On the window wall the stone is exposed and also there are handcut oak beams on the ceiling. Furniture in this room can be left in the house, but we are not sure of the amount to be left, this can be negotiated. At the moment there is an 8` dining table, also a veneered mahogany china cabinet etc. |

The Flat, this is currently used as a guest quarters. The original fireplace, which has an enormous stone beam with two shaped stone supports, these are still there behind the plasterwork. Also there are exposed original, handcut, oak beams. Guests that have actually stayed in this flat say that it is typical French and not make belive French. |

The Kitchenette, this room is leading off the flat. It has a new washing machine, sink unit, draining board and some tiles as a splashback. There are also two under worktop cupboards and drawer units. The Bathroom/Washroom, leading off the living room. There is also a Bathroom/Washroom leading off the Kitchenette. There are also 2 toilets, one leading off the Kitchenette and one leading off the main Bathroom/Washroom. |

The Back Bedroom, is leading off the living room. This room is currently being used as a bedroom, which currently houses a double bed and a single bed. The window overlooks the backfield belonging to the property. |

Now the Upstairs part of the house. To start, the stairs are made of oak and are in very good condition. They will not need replacing. The Master Bedroom, located to the left at the top of the stairs. This room easily accommodates two large double oak French beds; one has side two bedside cabinets. Even with the two double beds, there is still enough room to put a wardrobe if it were necessary. There is exposed original, handcut oak beams, these have been plastered in between, to help keep the heat in. There are two windows, one of which is on the gable end and the other overlooks the garden at the front of the property. |

The Shower/Wash Room, at the top of the stairs facing you. Breakfast Room, to the right at the top of the stairs. This room contains sink unit and draining board, refrigerator and cooker. There is also a dining table in the room, which will be left. It has exposed, original, handcut oak beams, which have been plastered in between to help keep the heat in. The Second Bedroom, leading off from the Breakfast room This is currently used as a bedroom, which contains an Old French double bed in Chestnut Wood, plus a matching bedside cabinet. These will be left as part of the price. |

The Loft, located up a steel ladder. There is a headroom of approximately 6` 4”/6` 5”. This roof space is also L-Shaped and the L part of this measures approximately 12` x 12`. A window could easily be fitted to the back rear wall. Original type French oak windows can be sourced second hand in France. |

The L-Shaped Barn, located off the second bedroom. 32` x 19` (widest part), 13` (narrowest part) or 9.7m x 5.8m (widest part) x 4m (narrowest part). The next room, bearing in mind that this is a very old property, was only accessed from the outside, via a ladder, through the large door. On the property, which will be left is a mahogany glass panelled split door, to replace this door. Looking at the internal photographs, you will see an arch topped solid oak door with the oak-arched architrave to match. This was going to be fitted to the arch shaped hole cut into the Second Bedroom wall, to allow full access from the main part of the house, re: - photograph, small arch cut through the wall. This room has two windows, one, which overlooks the field at the back of the property, and the other, which overlooks the garden at the front of the property. |
